FOR SELLERS

What would you walk away with?

Before you fix anything, find out what you’d actually walk away with. I’ll come see the house, then give you a line-by-line net sheet: the likely price as it is, every cost of selling, and what’s left for you. If you’re weighing repairs, I’ll run that column too.

It’s free, and there’s no obligation to list.

WHAT A NET SHEET SHOWS

Likely price, just as it is$ ________
Loan payoff, if there is one− $ ________
Every cost of selling, line by line− $ ________
Repairs you’re weighing (optional)− $ ________
What lands in your account$ ________

Plain answers about houses that need work

ABOUT MELISSA

I learned where these sales fall apart

Most agents learn how to sell a house. I also learned how a house gets financed. I was first licensed in 1998 and sold real estate in Tucson. Then I spent nine years marketing and building mortgage teams alongside more than 100 loan originators, and I learned how lenders and appraisers look at a house.

That’s what selling a house that needs work comes down to. These sales rarely fall apart over price. They fall apart when an appraisal flags the roof or a loan program won’t touch the property. I look for that before we list, not after you’ve accepted an offer.

I earned my ABR designation in Tucson during a buyer’s market, so I know how buyers think when they have choices. After I came back to sales in 2017, I earned my CRS in Alaska and specialized in as-is properties there, then went solo with eXp Realty. I also teach other agents as a Certified eXp Instructor.

Now I’m bringing that focus to Northeast Alabama and Northwest Georgia: houses that need work, sold just as they are.

You’ll get a net sheet before we list and with every offer, straight answers about what the house needs and what it doesn’t, and one agent from the first visit to closing.

IF YOUR LISTING EXPIRED

Why Houses That Need Work Don’t Sell

Your listing expired or was cancelled, and every agent who calls says the same thing: the price was too high. With a house that needs work, price is usually only part of it. Here are the three reasons a house like yours sits, and how to tell which one it was.
